Documents overseas owners should collect before a suitability call

A short, practical list. You do not need everything to start a conversation, but these items make the first discussion far more useful.

You do not need a complete file to begin. You do need enough for an honest first read of the situation.

Where available, collect:

- the most recent sale deed or title document - earlier deeds in the chain, if the family holds them - property tax receipts for recent years - patta, chitta, khata or equivalent local revenue records - any encumbrance certificate obtained in the last few years - the will, probate papers or any prior family settlement deed - approved building plans and completion or occupancy documents - correspondence with tenants, occupants, buyers or brokers - names and relationships of every person with a possible claim

If most of this is missing, that is itself useful information and a common starting point. Identifying and reconstructing the gaps is normal early work rather than a barrier to beginning.
